5 Top Tips For First Time Landlords

1- Choose your Agent carefully. This is probably your biggest and most important decision. Chose an Agent with experience, professionalism and one you feel you will have a positive and beneficial working relationship with.

2- Stay on the right side of the law. The industry is becoming very HEAVILY regulated and getting things wrong can cost you with fines or potential prison sentences. Ie. Gas Safety Certificates, EPC, Smoke alarms on each floor of the property, Right to Rent Check etc. 

3- Look at your property through a tenants eyes. It is important that you present your property how you wish it to be maintained by the tenants. Are there any areas that look rundown and in need of repair?

4- Take time to understand your Tenancy Agreement. Check that your Tenancy Agreement is appropriate to your property and your circumstances. If you have any questions a good letting agent will have no issues answering them.

5- A detailed inventory is a MUST. Agents will suggest that you have an inventory carried out at the beginning of the tenancy detailing the condition of the property. This will prevent any confusion if a dispute is raised at the end of the tenancy once the check-out has been carried out. If there is no inventory you will find it very difficult to justify any deductions from the deposit in arbitration.
